Housing guide

Read the lease before the rent.

Use these five checks when you have two apartment quotes in front of you.

1. Start with the same rent basis

A per-person price covers one renter’s share. A whole-unit price covers the apartment. Ask which bedrooms, bathroom arrangements and furnishings come with your quote.

2. Check when you can move in and out

A fall move-in can lead to a May, July or August move-out. Compare the exact dates, including any gap before the next lease.

3. Count the installments

Multiply the base payment by the number of payments in the written quote. The first payment may be due before you get your keys. Check the first due date, last due date and any special payment rules.

4. Split fees by when you pay them

Separate recurring required charges, one-time fees and refundable deposits. Ask what parking, utilities, furniture, insurance and pet fees apply to the room you selected.

5. Verify that your room is still open

A listed plan may be open, limited or waitlisted. Ask the property for the dated rate, fee sheet, lease term, and payment schedule for the same room.
